What is an Energy Audit?
An energy audit is an in-depth report which demonstrates energy saving areas within the property. The main aim of an energy audit is to underline the potential behavioural changes that will reduce a properties energy consumption. From these reports, energy savings can then be calculated alongside budgetary costings and payback period.
Energy Plus Audit is produced around five individual modules of energy and environmental efficiency. The five modules are:
- Building infrastructure and property energy consumers
- Water reduction
- Behavioural training
- Waste
- Thermal Imaging
Within the audit, we can include as many of the modules as you desire.
Each report that we offer includes the savings associated with each upgrade both financial and consumption, along with indicative industry costs for installation and payback periods. All our prices include a full site survey, a 3D model of the building and the completed report of your choice.
Energy Audit Process – Our Energy Assessors attend site and undertake a detailed building inspection reviewing the existing infrastructure of the property, including construction and build date, the lighting, window glazing and HVAC details. From this, our modelling team produce a 3D model of the building, reviewing the operation of the site using the building modelling information (BIM) software design builder. The software calculates a simulated consumption which is calibrated against the actual kWh usage, allowing us to accurately simulate the property’s energy baseline.
It also allows for a ‘what if’ scenario analysis to be carried out, which identifies potential behavioural changes that could yield reductions in energy consumption, spend and carbon emissions.

Net Carbon Zero Audit
The UK Government has set a target to reduce carbon emissions by 80% before 2050, measuring against a 1990 baseline, through the Climate Change Act 2008. Net-zero emissions imply reaching an equilibrium between greenhouse gas emissions emitted and the greenhouse gas emissions taken out of the atmosphere.
Developing a Road Map: To help the UK government reach its target, organisations are required to reduce their carbon footprint. It is recommended that organisations develop a road map to understand what steps need to be taken to reach net-zero carbon emissions.
As part of the road map, it is advised that organisations measure both Scope 1 and 2 emissions as well as Scope 3 to allow organisations to focus on not only emissions they have direct control over, but emissions which occur because of the organisation’s activities. The three Scopes are defined below:
Direct Emission
Activities owned or controlled by your organisation that release emissions straight into the atmosphere. They are direct emissions. Examples of scope 1 emissions include emissions from combustion in owned or controlled boilers, furnaces, vehicles: emissions from refrigerant (F gases) in owned or controlled equipment.
Energy Indirect
Emissions being released into the atmosphere associated with your consumption of purchased electricity, heat, steam, and cooling. These are indirect emissions that are a consequence of an organisation’s activities, but which occur at sources they do not own or control.
Other Indirect
Emissions that are a consequence of business activities which occur at sources which an organisation does not own or control and which are not classed as scope 2 emissions. Examples of scope 3 emissions are business travel by means not owned or controlled by your organisation, waste disposal, or purchased materials or fuels.
Managing Net Zero
Fluid Consult can utilise a compliance management system to provide organisations with a platform to actively manage their energy and carbon information, helping to manage benchmarks and actions recommended in their Net Zero journey.
The software provides real time evidence of the positive steps being taken to reduce energy consumption and improve carbon footprint. The system will include live dashboards which can be emailed out to Environmental and Sustainability Committees to ensure stakeholders are actively engaged in the Carbon Reduction journey for the organisation and the works being undertaken to reduce the portfolio’s consumption.

Specialist Surveys
Today’s building owners can save significant money every year with non-destructive roof moisture testing. Our testing methods provide a range of survey and reporting options to suit all customer requirements, offering considerable cost and time saving over traditional inspection methods.
These surveys are non-destructive and can be carried out on new or existing flat roof systems and complete building envelopes. The equipment we use provides accurate detection of all waterproofing defects utilizing testing methods for both wet and dry conditions and our professional services can be tailored to meet your specific requirements.
When testing is complete, we will provide a detailed report or pre handover certification on the condition of your waterproofing system. The report will include drawings and photographic documentation detailing the location and nature of any defects allowing targeted cost-effective repairs to restore waterproof integrity.
Water Audits
Fluid not only provide a service to save you money on your current water tariff by switching suppliers, but we also provide a free Sustainability survey.
If your business is spending more than £5000 per year or more on water then we recommend that we should be providing you with a free Sustainability survey.
Our comprehensive survey will identify if your business is owed money and if your bills could be reduced moving forward.
We find rebates or savings in 1 in 3 cases.
